Retail Utility Submetering


As tenants become more sophisticated and both owners and tenants seek to manage costs as effectively as possible, submetering properties with master-metered utilities or retrofitting centers with older, manually read submeters becomes an advantageous investment.

American Water & Energy Savers has the solution with the installation of a state-of-the-art RF submetering system. With this system, AWES is reading meters daily with an actual review of that history every ten days allowing for timely discovery of any consumption anomalies such as vacant usage, underground leaks, theft or tenants’ malfunctioning equipment which is then reported to management. They can literally provide tenants with daily consumption if needed.

AWES can take over monthly billing of all master-metered utilities such as water/sewer, gas, electric, plus trash. Their billing services include reconciliation, collections, customer service and monthly management reports. The daily reading of meters allows AWES to accurately reconcile to the property’s monthly utility bills. This results in far greater billing accuracy and improved cash flow for the owner. It generally means there is no need to true-up at the end of the year which can be a hardship for the tenant and problematic in terms of customer relations. It also takes away the time consuming headache of reconciliation from management and/or accounting reducing administrative overhead expense and allowing for better use of property management resources.

All AWES needs to get started is one month's worth of the utility bills (depending on what you are choosing to submeter) covering the entire property, a site plan or link to website with site plan that includes names of tenants and a list of tenants that are currently on their own city service being directly billed by the municipality and any other information that may be relevant to the utility being submetered. They will then schedule a survey of the property, which will entail an individual inspection of each tenant’s bay that is to be submetered.
